Tours and Leasing
Applications and Leasing
Once you have found your desired floor plan, you can apply online via our online portal. Submit all necessary details, and we will evaluate based on our qualification criteria. Once your application has been processed, our leasing team will be in touch to let you know of the next steps.
We offer flexible lease terms ranging from 3 to 13 months, giving you the freedom to choose what best suits your needs.
All pricing quotes are valid for 48 hours. Our pricing and availability change daily, so we encourage you to reach out to our friendly leasing team for an updated quote.
AMENITIES AND FACILITIES
At Flatiron District, we offer distinctive features that set the neighborhood apart while still being part of the greater community. As a resident of our community, you’ll enjoy full access to resort-style amenities spread throughout the community, including five swimming pools, the Lodge Clubhouse, a sand volleyball court, pickleball courts, two dog parks, multiple scenic trails and parks, two fully equipped fitness facilities, the Biergarten, a musical playground, and the Peach Orchard.
The Flatiron District is made up of three unique neighborhoods: Andover Park, Arbor Hills, and Silver Oak.
At Flatiron District, we offer Fetch Package Service. Rather than being delivered to the leasing office or left at your front door, packages are sent directly to Fetch’s secure facility. You can then schedule a delivery through the Fetch app or website at a time that works best for you, and a Fetch team member delivers your package to your front door.
Fees and Payments
The deposit is $250 for an approved application and is due at the time of application. Please note that a conditionally approved application may require an additional security deposit.
Yes, our monthly community fee is $55, which includes Pest Control, Fetch Package Concierge, and Valet Trash. Optional monthly fees, including parking, storage, and garages, are available upon request for an additional monthly cost. Contact our leasing office for pricing information.
Flatiron District residents receive complimentary memberships to both of our on-site fitness centers located at The Lodge and The Flatiron Building.
Pets
Yes, Flatiron District at Austin Ranch is a pet-friendly community, allowing both cats and dogs. Exotic animals must have written authorization from management. We do not have any breed or weight restrictions.
Yes, there is a required $100 pet deposit per home, a $200 non-refundable pet fee per pet, and a $25 monthly pet fee per pet.
We have a dog spa and two off-leash dog parks in the community, Central Bark Dog Park and Central Bark West Dog Run.
Parking
Yes, we offer open parking throughout the community. We also offer detached and attached garages, tuck-under parking, as well as reserved parking spaces for an additional monthly fee. If you wish to reserve parking at any time during your lease, please reach out to the management office, and we’ll assist you in securing the most suitable spot for your needs! Additional reserved parking is $20-$25/ month, tuck-under parking is $85/ month, detached garage parking is $125/ month, breezeway garage parking is $150/ month, and boat/trailer parking is $75/month.
We offer 9 EV charging stations located conveniently throughout the community.
We offer convenient parking with a combination of street and parking lot options. There is no need to register guest vehicles.*
*Residents are responsible for notifying their guests not to park in reserved spaces, garages, or tuck under spaces.
MAINTENANCE REQUESTS AND RENT PAYMENTS
Flatiron District is excited to announce that we offer an exclusive resident app curated to make your community experience one-of-a-kind. With the Flatiron District resident app, you can pay your rent, submit maintenance requests, book private reservations for the Lodge Clubhouse, heated Cabana Pool, and two Guest Suites. Additionally, we offer exclusive community interest groups such as book clubs, pet meetups, and more!
